Regions - which one to select?
Why the majority of news in the articles about the property is concentrated near the prices for the Ukrainian property? Because now property in Ukraine is a hot topic not only for the Ukrainians but also for foreign investors.
Really, the dynamic of the prices for the property growing in Ukraine shows different levels of prices increasing. Of course it depends on the region and territory, but in general it can be said that the tendency of growing keeps very tightly.
The property in the regions is definitely a bit cheaper than in the capital: one room flat in Donetsk can be bought for 22 000 USD, in Odesa – 40 000 USD. These are not 80 -100000 USD as in Kiev. One of the experts admits that regions are more predictable than the capital; they show constant and stable prices growing. The investment to the property of big cities has its advantages, as it is perspective and reliable.
Media service of the Ukrainian building association reported that according to the demand the property in the Crimea definitely can be a competitor for Kiev. According to different forecasts this year will bring the increasing in the prices for the Crimean property up to 40%.

Crimea
Currently the prices for the property in the elite peninsula are approximately stable. For example Yalta doesn’t show high jumps in the prices. Of course, the cost rises, but not so rapidly. In the origin the city had high prices. Now the one-room flat in Yalta costs approximately 120000 USD, and the maximum cost of 1 sq.m is 7000 USD. The situation on the market of property is a bit different in Sevastopil. The property is less expensive there. A new flat with area of 45 m2 will be about 50000 USD. According to the predictions the property prices in Sevastopil will rise up to 40% till the end of 2006.
Odesa
Rieltors mention that starting from the beginning of the year the property prices in Odesa raised in 35%. Today the cost of 1 sq.m on the primary market of the property varies from 800 USD to 3000 USD. Now highly improved and greatly renovated houses are built in Odesa. That is why the level for the property prices is high. Many specialists predict a high dynamics in the development of the property market in Odesa. And many of them think as well that it will be very reasonable to invest in property in this Southern city.
Lviv
As it was reported the prices for the property in the Western “capital” grew in 30% from the beginning of the year. Now a new apartment can be bought for 40000 USD. The price for the 1 sq.m in the new buildings varies from 1200 USD to 250 USD. As well there is some lack of properties in Lviv due to the fact that now small amount of houses are built. According to the words of Natalia Shestak, specialist in the Lviv property, currently the land is of great value in Lviv because of its great lack in this territory.
Kharkiv
In the first capital of Ukraine the property raised in prices more than to 20%. It is ought to admit that in the first half of the year the prices were stable – the prices grew in 8%. The other six months were determined by more dynamic growth. Now the average cost of 1 sq.m of the new property of business class in Kharkiv is 1100 USD, premium class – 1700 USD, economy class – 650 USD.
Donetsk
The property market of Donetsk was “sleeping” for the period of August-October of 2006. Actually it was connected to the political and economical situation, in particular with the price for the Russian gas. At the end of October-November this region started feeling an increasing activity in the property market. The forecast of the specialists tells that the property prices will be grown up to 10% till the end of the year. Today the prices of the primary market start from 500 USD per sq.m and stop on the price of 2000 USD per sq.m.
So what to choose?
The question is difficult and depends on your demands, possibilities and requests. For today the most reliable and perspective property is considered to be in the capital and recreation towns of our country. Other regions are not so dynamically active in property prices but they do have a great potential and will develop its property market greatly.
