The rate of the most attractive cottage towns of Kyiv region was formed. Top-list had in first turn the projects already built or the ones that will be put into operation till 2010. The following indexes as popularity of developer, location of cottage town (distance from Kyiv), cost of m2, as well as infrastructure and services were estimated.

The first place was taken by the cottage town "Misto Soncya" ("Sun City"), located in 2 km from Kyiv near the village Kryukivshina (Odesa direction).

A great advantage of this complex is its place of location. This cottage town will include both three-floor houses for several families, and townhouses, VIP-zones (cottages with individual lay out). Total quantity of apartments is 1500, and total area of town is 83 ha. The project will be put into operation in 2012.

According to developers' words the project is planned for an average family. The cost of living in such town is from 8 to 10 000 Hrn per 1m2. To this sum it is ought to add the cost of land site - 75 000 Hrn per 100 m2. There will be own medical center, trading center, college, kindergarten, gym, cinema, SPA-center and night club will be built on the territory of cottage town.

The second place in the rate took cottage town "Olympic Park". It is located in 19 km from Kyiv on Zhytomyr highway. The building of complex started in previous year, and it is planned to be finished in 2011. "Olympic Park" is one of the largest cottage towns in Kyiv region, its area includes 290 ha.

The minimal cost of a house per 143 m2 with the land plot per 1500 m2 includes 230 000 USD. The maximum prices is 560 000 for a cottage with area of 350 m2. There will be beauty salon, drug store, medical point, restaurant, store, fitness-center, sauna, covered pool, services, beaches, school-kindergarten, tennis court, sport and children play grounds.

On the third place is cottage town "Solnechnaya Dolina" ("Sunny Valley") in 16 km from Kyiv, near the village Romankovo of Obukhiv area, Kyiv region. The majority of houses are already put into operation. The building is planned to be finished in the next year. In general the complex will include 45 ha. Here 150 houses will be constructed, 70% of which are already sold. This year the cottages prepared to renovation works are put into operation. The cost of the plot (1000 - 3500 m2) is concluded into the price of house and includes from 570 000 to 1.8 mln of USD. The cottages are proposed of different types and of different residential area - from 240 to 570 m2.

On the territory of complex there will be sport center, fitness halls, swimming pool, SPA-salons, tennis courts, restaurant, medical point, supermarket, drug store, car wash, kindergarten, primary school, mini-hotel and church.

The fourth place was taken by the cottage town "Sadok Vyshnevy" ("Cherry Garden") with total area of 21 ha. Developer plans to finish its building in October of current year. For today 40% of the houses are not yet sold. The cottage town is located near the village Gatne in three km from the Odesa Square. The cost for residential property in Ukraine here is 1.8 -2 000 USD per 1 m2. As well the owner gets 1500 - 5000 m2 of land (depends on area of the house). Hence, the buyers have very narrow choice of real estate for sale: there are houses for two and three apartments. There is a kindergarten, service center, sport playground, SPA-center and bank on the territory of cottage town.

The fifth place is taken by the cottage town "Vodohray". It is located in 25 km from Kyiv (near the village Osykove of Makarov area, Kyiv region, 600 m to Zhytomyr highway). It is pretty difficult to reach center of Kyiv from this place.

The first line of cottages was put into operation at the end of last year. Building finish is planned for the end of 2010. Basic (minimal) cost of Ukrainian property here is 435 000 USD, maximum - 1.07 mln USD. The cost of land plot (1800 m2) is already included into the total cost of property for sale in Ukraine. Total area of cottage town is 65 ha. 270 cottages are surrounded by forest. There are five types of cottages with area from 246 to 455 m2. There are park and four lakes with beaches on the territory of cottage town. As well there are kindergarten, sport playground, tennis court, store, drug store, fitness center and sauna with swimming pool on the territory of cottage town.
