Resort apartments in the Carpathian mountains! European standars – wonderful perspectives

Ukrainian journalists followed the sample of their British colleagues and had an interview with director of Uaproperty company.

The tendency of building apartment type complexes in the resort areas appeared in Europe about 15 years ago. More and more people wished to be able to go for rest to the sea or mountains and to live not in a hotel but in a private real estate. Hence a middle class representative couldn’t allow to have a private cottage in such place . But buying an apartment for sale can be a possible thing. As it is very convenient: to come to the rest in the own flat with nice furniture you got accustomed to, own dishes and pots in the kitchen, favorite details in the living room and sport equipment in the storage room. The answer of developers and architects was the development of residential type house with not large quantity of flats (to 100). They differ from the city house by developed infrastructure, including sport facilities: swimming pools, gyms, playgrounds. The apartments mostly have a wonderful view of natural surroundings in order to give the people an atmosphere of living in a cottage. So, two types of customers for such a Ukrainian real estate apper at the market – those who buy for themselves and those who buy in order to lease their new property. The latter have so many clients that their flat is paid back in several years already.

Yana Dovhan (Y.D.)– the journalist from the Ukrainian daily newspaper “Gazeta 24” (“Newspaper 24”) had a conversation with director of Uaproperty company Alexandr Abramovych (A.A) in order to specify what predicts for the Ukrainian customer the appearance of city-like houses in resort areas.

Y. D. : What are the perspectives for the complexes like “Eagle Valley”?

A. A.: The perspectives are huge. The experience shows that it is very interesting and convenient, We do not differ from Europe, we repeat it with some small delayment. The building of a cottage is much more expensive that investment into apartment. The average customer of middle class will have the posibility to buy such a flat, having three in one: investments, rental potential and all aminities of civilization.

We have monitored Pre-Carpathian area and Crimea and decided to start from the Carpathians. Carpathians are combined with Europe historically – “short way” to London. As for the administration, local and village soviets, their attitude is very friendly. There are young heads there who understand the benefit of the situation: these are new work places, exploartion of new building materials, tax paying over, infrastructure development, general capitalization of the region.

Y.D.: Who can be the customers of apartments in “Eagle Valley”?

A.A.: About 70% of foreign and 30% of Ukrainian customers, as the structure of company is oriented to the Western market. But already today there are several agreements with the Ukrainian buyers. And this is without any advertising at the Ukrainian market! The flat in the apartment complex is paid back for 7-8 years. Judge by yourself what is more beneficial: to put money into bank account under 11% per annum or invest it into the property where the annual growth often includes 30-40%.
