Recently the question whether property in Ukraine will increase in price has become a very pressing issue. On my point of view, the answer is reflected in the question itself since only some several weeks ago there was a different statement of this question – will the property in Ukraine increase in price or whether it will decrease?

Regarding of all officials’ applications claiming that they will take control over prices, it is impossible to change property market non-naturally.

So the forecast of “Uaproperty” company for the most popular regions in Ukraine is the following: prices will definitely increase for the next 2 – 3 months, since as:

       1) Demands in Kiev are simultaneously exceeding offers and building rates are not fast enough; bank credits for Ukrainians got more cheap and more available; prices for building materials are permanently growing; migration from the regions is continually lasting plus great interest of foreigners (10% of all Kiev property was sold to foreign citizens in 2005).

       2) It is still possible to find relevantly cheap property in some resort area which can be modernized for little funds after what it may seriously increase in price. Everyone including Ukrainians, Russians and foreigners make use of this fact. The object of interest may be certainly quite various: starting from the plot in the mountains for the price of 5000$ up to own resort place for 300,000$. Invested dollar today may bring 2 dollars benefit the next year.  

       3) Crimea is an extremely popular area both for Russians and western property customers in particular. That is why there is a great variety of Crimea property for sale. Unique Crimean climate and Ukraine’s openness plus investment potential greatly attract people from all over. Infrastructure of the peninsula changes from year to year and property especially in 3 – 10km zone away from the sea remains still inexpensive.

So with a correct approach to property choice the next six months will pleasantly surprise customer with increase of the market price for obtained Ukrainian real estate.
