
According to the data of the analytical department of the building investment company "Kyiv Zhytlo Invest" the price of 1 m2 of non-residual real estate in Ukraine from January 2007 to April 2008 in economy class houses increased by 44.8% or by 559 USD per 1 m2.
As well in the economy class property the price of the commercial area increased by 31% or by 825 USD per 1m2. As for the residential complexes of premium-class the cost of non-residential premises for the analyzed period grew in 44.8% or in 2629 USD per 1 m2.
In the analytical report of the company it is said that for 16 objects of econom-class located in the 4-th zone the average price for 1 m2 includes 2610 USD.
For today purchases of the non-residential area are carried out only for 16 objects of business class, 7 from which are located in the 3-rd zone (the average price - 3736 USD per 1 m2) or 9 in 4-th zone (average price - 3291 USD per 1 m2). Thus the cost of non-residential premises in objects of business class located in the 4-th zone is lower in 12% than in the 3-rd zone - the analytics report.
AS for the commercial properties in Ukraine in the content of residential complexes of categories premium and de-luxe for today their cost is about 8000 - 10 000 USD per 1 m2.
The analytics also admitted that for the price of non-residential property in the content of residential complexes the whole row of factors influences: territorial location (as well as transport connection), class of the residential property, readiness of the object, provided service, and also location in the houses (floor, presence of separate entrance, facade or backside).
For today the minimal providing area includes 52 m2 (economy class objects), and maximum - 750 m2 (premium-class). |
